Royal Sound Views ... The
bluff front homes along the blue waters of Port Royal Sound
are some of the more sought after properties on Hilton Head
Island . Located in the heart of the private residential community
of Hilton Head Plantation, this unique and private residential
area enjoys spectacular sun and moonrises across Port Royal
Sound. High elevation has allowed for easy-to-access slab
type construction. The property is treed with numerous hardwoods,
Live Oaks, and all of the grounds have been carefully landscaped
in an easy-to-maintain natural plan. The landscaping is nurtured
with an automatic sprinkler system. There are numerous yard
lights for night lighting effects.
At
the entry, a dark tinted concrete drive offers generous off-street
parking and easy access to the double door oversized 2-car
garage. An aggregate walk transverses a double bench conversation
area to the high covered entry with transom window. Pause
for a moment and admire the architecture and construction.
This original owner hired long-time island resident and highly
respected architect, Jakie Lee, to execute his ideas for the
ultimate waterside home. The specs included tight joint Cypress
siding with accent panels of historical oyster shell tabby
stucco. Note the ribbed soffits and the Peachtree Ariel aluminum
clad windows.
Step
through the double 8-panel entry doors into a spacious foyer
with a high soaring ceiling over a 2 nd floor balcony. Note
the naturally stained wood trim banisters and the earth tone
ceramic tile foyer floor that connects the common elements
of the home and runs into the kitchen.
Before
you through a cased opening is the great room/living room
with its high vaulted random width tongue and groove ceiling
set on heavy accent beams. There are lots of built-in raised
panel cabinetry and bookcases all fitted with recessed lighting.
In the corner of the room is a solid masonry gas fireplace
finished with the matching oyster shell tabby and heavy naturally
stained beamed mantle. Behind the cabinetry is a discreet
wet bar and control center for a sound system. This room lends
itself to two conversation areas in its present configuration.
On the water side is a wall of glass that looks into the rear
grounds and out to the spectacular view beyond. Note the interesting
finish trim and all of the recessed mood lighting.
Tucked
away off the foyer is a formal dining room. There is a built-in
china cabinet with glass doors and separate butler's service
bar. A generous amount of windows washes the room in natural
light. Across the hall is a full bath finished in a natural
sand color with Corian tops. It is perfect as a guest powder
room but also serves as a full bath for the adjacent office.
During the Conlan's occupancy, an elderly parent lived with
them and the office was set up as a bedroom with this private
bath.
The
home is designed around the ever popular kitchen/Carolina
room. A modern and upscale kitchen is finished with a full
complement of top-of-the-line St. Charles cabinets, numerous
drawers and roll-out features. All of the cabinetry is topped
in a heavy Corian surface, and there is a full set of appliances
including a GE Monogram solid surface unit set in the center
island with a Thermador downdraft, GE double door refrigerator
with thru-the-door water and ice, Kenmore oven and microwave.
There is a built-in desk. Adjacent to the kitchen is a utility
room with deep sink, washer, dryer, second refrigerator, and
access to a covered breezeway and the large garage with an
outside storage closet.
The
kitchen opens to a vaulted ceiling Carolina room with heavy
beams and a wall of glass on the water. Numerous full-length
windows wash the room in natural light. Double pocket doors
off the Carolina room open to an office/study with a built-in
bookcase and entertainment cabinetry, walk-in closet and easy
access to the previously mentioned full bath. There is access
from the Carolina room to an outdoor patio.
The
master suite is privately located on the ground floor at the
opposite end of the house. It is generous in size with lots
of room for furniture placement and there is a built-in window
seat. The master bath is subdivided for convenient use with
a separate vanity area with his and her vanity bowls set in
a granite top. There is a huge walk-in closet. The bath area
has a large step-in stall shower, a deep soaking and whirlpool
tub set under a greenhouse window, and a separate water closet
area with silent flush Kohler toilet and bidet.
Stairs
from the foyer lead to an upstairs bridge that connects three
rooms. There are 2 large guest rooms, each with private en
suite baths. At the opposite end of the hallway is a multi-use
room. This space was originally designed as dark room. With
the age of digital photography, cast this room to your imagination
and see what it can be in your family life … a second office,
a man cave, a hobby room, or storage. The home is built with
walk-in attics that provide ideal access to the systems of
the home.
To
the rear of the home, with access from the Carolina room and
great room, there are lots of architecturally set aggregate
patios that meander through the grounds to the observation
deck with bench seating. Note the elevation of the land. To
the rear of the home is property owners' association owned
open space which is periodically maintained jointly by the
collective efforts of the residents in the neighborhood and
the POA.
In
addition to the spectacular waterfront location, notable features
of this fine home include Peachtree Ariel windows, multiple
zone HVAC system, gas fireplace, outstanding cabinetry, outstanding
interior architectural trim, and oyster shell tabby construction.
